Land valuation reports can assess potential income

Developer Solutions provides land valuation reports for landowners, local authorities, house builders, contractors, developers and housing associations.

The reports contain robust data sets to support independent valuations of land for property development and assessing potential income. The reports cover each stage of the development cycle through to sales and marketing and provide mortgage valuation assurance for lenders.

Reports pull in local knowledge and on the ground research carried out by a RICS valuer for both new build and resales for flats and houses. It provides £ per square foot analysis and capital values using data from mortgage valuers and HM Land Registry. It can then assess achievable incomes for each property type proposed on a development.

In addition, the data sets includes a unique location score at post code level which applies a weighting based on 20 metrics to score key market indicators (KMI) which directly impacts on house values.  The KMIs are:

  • Income and employment levels
  • House price performance
  • Socio-demographics such as age, employment and incomes
  • Schools (performance and proximity)
  • Local amenities
  • Transport links
  • Supply and demand
